Development process

This is the process by which you gain the legal right to develop a property for your chosen use. There are a multitude of regulating authorities which need to be contacted. This will determine the use of the property.

This is when we determine the preliminary layout. ALTA, TOPO, and possibly geotechnical surveying may need to be performed. This will set the stage for the loan determination.

Choosing the right financial institution as well as loan type is important, go from pre-qualified to pre-approved.

There are several different types of engineering that may be involved, choosing the right engineer is very important. Soil, Land, and Structural engineering may all be required depending on the outcome of the previous findings.

A lot of technical work has been done to this point and taking a step back to look over the plan of action is important. This step is critical to ensure both time and money are spent correctly and efficiently.

Showing a plan of action to the planning commission and other regulating authorities to receive a preliminary approval. This needs to be coordinated with the county planning commissions calendar. 

This process is needed when your project may impact the environmental or conservation of a particular area or resource. A third party source will work with the state department associated with these areas to do a jurisdiction determination.

Determining if any resource can be sold off to add to project funding. Removal of timber and underground debris.

This will result in a pad to develop the unit as well as the driveway or road leading to the project. Both wet and dry utilities will be run at this time.
